The project involved the refurbishment of this dilapidated Victorian building, including the re-configuration of various areas and extensions to the first floor level. The works transformed the building into smart, new modern office facilities, with town centre garaging, for the Client. The poor condition of the fabric of the building was not revealed until opening up work was carried out with many walls being of a bungaroosh construction. Close liaison with the Conservation Officer was required throughout the project in order to ensure their satisfaction with the quality and appropriateness of materials for this project within the Clifton Conservation Area.

The works required replacement of many existing elements of the building in order to provide structural integrity to the property. The project was delayed by the agreement of the Party Wall Awards. However, in order to mitigate delays the Construction Team re-programmed the works, carrying out the work to the boundary elevations out of sequence in order to allow the project to progress.
