This un-occupied office building was completely refurbished prior to occupation by a hi-tech tenant. The building was repaired after extensive damage by squatters prior to the installation of new part-glazed demountable partitions, suspended ceilings and floor coverings. Staff kitchens, rest areas and WC facilities were formed whilst the top floor was fitted out to form an executive suite. The reception area and main

entrance was reconfigured and modernised to provide improved access. The mechanical and electrical installations were contractor designed and included a new air-conditioning system serving the entire building. With very limited space available, and the roof space out of the question, the air handling unit was installed in the basement car park. Containment was provided for the tenants specialist IT contractor to provide the hardware fit-out. The project included sundry external works including the overhaul and spraying of the existing aluminium windows internally and externally.
