This was a two phase residential project carried out to provide social housing for our client. Phase 1 was refurbishment of the six existing flats in order to bring them up to a lettable standard.

Phase 2 included the demolition of the existing rear garages fol-lowed by the construction of two 2-storey extensions to the ex-isting building increasing the number of units from six to ten.
The works to Phase 1 included an element of re-configuration of the existing units to accommodate the connection of the new-build blocks with the existing property by utilising the existing staircases.
Extensive groundworks around the property and into the rear garden provided space for vehicles, a bike and bin store and communal space.
Due to issues with a water authority easement regarding a main sewer passing through the property and beneath the extension the works were all carried out consecutively with the rear exten-sion being piled rather than having traditional strip foundations as originally planned.
