This Design and Build project at the Lady Bee Enterprise Centre at the entrance to Shoreham Port comprises the erection of 14 commercial units in three blocks for planning uses class B1 (business) and B8 (storage and distribution) with associated car parking, cycle storage and landscaping.

The development is split into 3 blocks contemporary commercial buildings providing flexible accommodation in which individual units can be combined or mezzanine floors added to extend the available space to a maximum of circa 18,000 sq.ft. Units are designed to have either double glazed entrance doors or roller shutter doors depend- ent upon occupier requirements.

The units are constructed to BREEAM ‘Very Good’ standard on an area of reclaimed land adjacent the lock gates. With state of the art design the external cladding comprising zinc shingles over a highly insulated and air- ght structure. Solar panels have been installed on the roof.

The fabric of the building is designed to ensure low energy consumption and includes flow restrictors and other water saving measures. On-site parking for 33 cars includes charging points for electric vehicles.

Where possible materials have been specified to minimise their travel distances to site and are selected from recognised sustainable sources with the appropriate environmental certification.
