This student hall of residence is situated on Kings Road, Brighton, one of the busiest roads for traffic and pedestrians in the area, required extensive internal and external maintenance.

A full scaffold was erected on the pavement at the front and side of the property and to the rear yard to allow the repair of the external façade, the replacement of 220 windows and redecora-tions. Internally the works comprised the full refurbishment of the shared bathroom and kitchen facilities to the three first floor flats.

The building had water penetration issues and sections of the external leaf of blockwork were scheduled to be removed to al-low the introduction of new cavity trays over the first floor win-dow heads and dpc’s to the window reveals. The works revealed further water penetration issues at first floor level resulting in additional cavity trays being inserted at first floor level. Extensive localised render repairs were required, particularly to the front elevation, prior to the application of a proprietary decorating system to all elevations.

The project was undertaken whilst the building was in full occu-pation and therefore required a great deal of understanding and co-ordination with the end users.
